Side note about Ginny Lee's character - in the process of buying this lot - the seller wished to counter, but the seller's agent was unable to get the paperwork/document together because of computer issues. It was Ginny Lee, as our buyer's agent, who stayed up late one evening to take care of the paperwork for the seller's agent. When I asked Ginny. "Why did you do that, you didn't have to do the other agents job for them?" she responded "If I was in their situation, I would hope that another agent would to the same for me, it was the right thing to do."
We had never purchased "land" before, so we had a lot of questions about purchasing a lot and the process of building. Ginny either answered our questions or helped us locate experts to find the answers. We moved through the process with confidence knowing we had the information we needed to make a wise purchase.
We had a wonderful experience using Ginny Lee Deptula as our realtor. We recently sold our house in FWB while living in Louisiana so we were uneasy about how the whole process would go without us being there. Ginny Lee was wonderful and helped take care of everything every step of the way. Prior to listing, she provided a very detailed and informative market analysis report to me to help me determine the list price. She also suggested a few minor repairs and clean up items and even coordinated the hiring of companies to provide those services. Our house hit the MLS on the morning of April 15, 2015, and by 2:30 pm we had a full price offer. Over the few days of working together, she determined that I was a very detailed financial person and even provided a draft HUD statement to me based on the details of the offer. She was not afraid to negotiate for us and negotiated to put a cap on the repairs that we would be responsible for based on the results of the inspection and appraisal. She even continued to market and show the property in an attempt to obtain a back up offer. When she provided the results of the inspection and the appraisal to us, she was always 1 step ahead. She not only told us the repair needed, but she already had a company lined up to either do the repair or give us a quote. At one point it appeared that we needed to replace the garage door, but she continued to contact additional repair companies and worked with the inspector to minimize my repair cost. Instead of replacing the garage door, she was able to find someone who could repair it for a quarter of the cost. She worked hard to get everything lined up so that we could close on time according to our contract. She was so easy and pleasant to work with, and I would recommend her to anyone. My house was not as extravagant or expensive as some of the other homes that she was trying to sell, but I never felt like we were treated any less. She always gave us her time and attention. I just can’t say enough how awesome she is! She was truly amazing and I highly recommend that you use her as your realtor!
My wife and I interviewed several realtors to sell our FL home. Our initial inclination was to go with the largest realty company with the idea of having the biggest pool of in-house realtors with eager buyers. We chose Ginny and Pelican in spite of this (Pelican isn't small, however) and ultimately our decision paid off big.
Communication was also very easy. Whether it was text, email, phone, Ginny was quick to respond. We saw on Zillow that she had a lot of listings, however, with the attention that she and her assistants gave us - always willing to go to the house and check on something (we were out of state) or even to shock the pool - we felt like we were her only client.
I don't think we would have found this lot if it was not for Ginny Lee. When we started to believe we might not find what we were looking for - it was Ginny Lee who kept our spirits up and followed up on leads to locate this particular property the night before it hit the market. We were able to put in an offer immediately and get it accepted.
Once again - Ginny Lee took great care of us as our realtor. Previously she had helped us find our vacation home along 30A. This time we decided to search for the perfect lot in the area.
That's Ginny Lee and that is why she is our realtor. Buying and selling real estate is a significant transaction in your life; don't leave identifying the right realtor to chance. Make sure you find someone with experience and integrity. Our recommendation would be Ginny Lee.
Two thumbs up for Ginny and team. I'm a DIYer, and I don't like the idea of paying someone a huge commission to sell something I put my blood and sweat into, but Ginny's services were worth every penny.
Ginny wanted to list our house for 15k more than the people from Millennia22 (name changed, but it's a big realty company). Our fear was that we may end up on the market for a while, but that was ultimately not the case. Ginny got us offers within days, and even with a sale pending, she made sure to get us back-up offers as well. We ended up selling the house super fast and for over 10k more than Millennia22 wanted to _list_ at. Ginny understands a home's worth, and is not underestimating to get a quick sale or overestimating to try and get more listings. Did I mention Millennia22 wanted an extra 1% commission as well?
